Constructive Management are Chartered Surveyors specialising in the provision of Project Management, Cost Consultancy, Contract Administration, Employers Agency and Project Monitoring services on a wide variety of construction projects.
The Directors of the Company together have over 50 years experience within the construction industry and are committed to providing a high and personal level of service to each of our Clients. The Company operates a policy of personnel commitment to each and every project.
The Practice was established in 2005 and operates as a Limited Company the ownership of which is within the current Board of Directors. There are no external shareholders.
The Company's Head Office is at 51 Bell Street, Sawbridgeworth, Hertfordshire CM21 9AR.
The primary concern of Constructive Management is to the quality of service to its Clients. The service offered will meet a well defined purpose to satisfy the Client's expectations, with compliance to professional standards by resourcing projects with skilled and quality aware personnel.
The Company operates a Quality Management System that is acredited with British Standard ISO 9001:2008.

PROJECT MANAGEMENT
Project Management is a service specifically designed to meet the requirements of individual Clients by providing advice and assistance in the procurement and construction process.
Our service comprises initial advice at the concept stage of a project through the selection and appointment of full consultant teams to the procurement, construction and occupation of the development.
Advice is given on terms of service and consultant appointments. These are monitored for compliance throughout the pre and post contract phases.
The Project Manager will establish with the Client suitable reporting procedures to ensure that full awareness of all stages and aspects of the project are maintained.
Design and construction programmes are regularly monitored to ensure key milestone dates are achieved.
COST CONSULTANCY
The Company acts as Cost Consultants on a wide variety of construction projects.
We provide full Cost Consultancy services including feasibility studies, cost planning, value engineering, compilation of tender documentation, monitoring and reporting out turn construction costs and the preparation of final accounts.
The Company and its personnel have undertaken projects on a wide range of procurement methods including negotiation, single and two stage tendering, management contracting, construction management and cost reimbursement.
We recognise that successful projects are derived from formulating good working relationships within the team framework and developing these to ensure objectives are met in a non-adversarial atmosphere.
EMPLOYER'S AGENCY
Constructive Management has extensive experience in administrating all types of building contracts including traditional lump sum, design and build and design completion contracts.
We establish management procedures to ensure that contracts are administered in a manner that best suits the Client brief and their specific requirements.
We recognise that success comes from well managed and co-ordinated teamwork based upon clearly defined roles for the various consultants enabling delivery against a predetermined time scale.

PROJECT MONITORING
Constructive Management offer experience as Monitoring Surveyors acting on behalf of Banks, Developers and Institutions funding projects in all sectors of the construction industry. The duties are varied, each being relevant to the Client's specific needs and relationships.
The services include an initial scheme appraisal typically including a review of programme, cost, contract documentation and consultants' appointments.
Regular monitoring would continue from the scheme appraisal until satisfactory completion of the works. Reports are issued on a regular basis to suit the Client's needs.
This process often encompasses monitoring the discharge of planning or other conditions and clearance of any works during the defects liability period.
